What is exterior make-ready cleaning?
Exterior make-ready cleaning prepares the outside glass and agreed concrete surfaces before listing photography, an open house, or showings. Curb & Pane offers Glass and Glass + Concrete for West Houston homes. It does not include interior cleaning, repairs, staging, or landscaping.
How much does exterior make-ready cleaning cost?
Glass starts at $149. Glass + Concrete starts at $249; the starting bundle includes outside glass on up to 20 standard windows and up to 600 square feet of ordinary-condition concrete. Access, window type, deposits, and concrete condition can change the quote. The final price follows an exterior property walk-around.
Can I get a final quote by text?
Texting the property address, deadline, and optional exterior photos starts the conversation. Josh visits the exterior to review access, condition, and scope before providing a final price. An inquiry does not reserve an appointment.
How soon can a property be ready?
Standard turnaround is within three business days, subject to scheduling, weather, and appointment confirmation. Next-business-day service adds $50 when available. Share the photography or showing deadline when you inquire so the timing can be confirmed.
Does the seller need to be home?
Standard residential service is exterior only, so indoor access is not needed and windows stay closed. Arrange a working outdoor faucet, clear exterior access, gate access, and secured pets. Move personal items that obstruct the agreed work areas.
Where does Curb & Pane work?
Curb & Pane is a Katy-area, family-run business serving West Houston, including Cypress, Katy, Fulshear, Richmond, Sugar Land, Memorial, and Sealy. Share the property address to confirm coverage and scheduling for that location.
Are screens, tracks, and interior windows included?
No. Residential work is exterior only. Screen cleaning, track cleaning, interior residential window cleaning, glass restoration, house washing, roof washing, and soft washing are not offered at launch. Detailed Exterior Windows is a separate option for outside glass, visible exterior frames, and exterior bottom ledges.
Does exterior cleaning increase a home's sale price?
The sources reviewed support taking curb appeal and listing preparation seriously. They do not establish a sale-price increase or faster sale caused by exterior cleaning alone. Curb & Pane recommends cleaning based on visible condition, approved scope, and the listing schedule, without promising a financial return.

Light rain usually does not stop exterior work. Lightning, heavy rain, high winds, standing water, or conditions that are unsafe or likely to compromise results lead to a no-fee weather reschedule to the next available appointment.
Will cleaning remove hard water or every concrete stain?
Hard-water mineral deposits are separately assessed and quoted. Oil, rust, paint, heavy buildup, and specialty stains may need different treatment. Cleaning does not repair etched or fogged glass, cracks, permanent stains, or pre-existing damage. The walk-around identifies what can be included.
How can the seller pay?
Accepted methods are Zelle, check, Venmo, and PayPal. Payment is collected after service. Payment details are arranged directly with Josh; this website does not collect payments.
What if an included area was missed?
Report an included, accessible missed area within 48 hours and send a photo. Curb & Pane returns to correct it within seven days when weather and scheduling allow. This excludes permanent stains, etched or fogged glass, pre-existing damage, inaccessible areas, and work outside the approved quote.
